Ballerina Komleva is suing a woman from Nizhny Novgorod for the return of an apartment under the Dolina scheme.
On June 4, 2026, 11:36 Society A 40-year-old native of the Nizhny Novgorod region, Svetlana Pichugova, risks becoming homeless after purchasing an apartment from 87-year-old People's Artist of the USSR and choreographer of the Mariinsky Theater, Gabriela Komleva. This was reported by Lenta.ru.
The story resembles the high-profile case of Larisa Dolina, who also attempted to reclaim sold property. In 2024, the singer sold her apartment for 112 million rubles, but later reported that she had fallen victim to fraudsters and went to court. The first instance recognized the transaction as invalid, but the buyer appealed this decision. Ultimately, the dispute reached the Supreme Court, which sided with the buyer and restored her ownership rights to the apartment.
The apartment in Pushkin was sold by Komleva in November 2024. A year later, the seller went to court demanding that the purchase and sale agreement be declared invalid. Initially, she claimed that she acted under the influence of telephone fraudsters. Later, the position changed: now the ballerina's representatives assert that at the time of the transaction, she "did not understand the significance of her actions and could not control them."
The Nizhny Novgorod resident reported that in 2018 she moved with her son to the Leningrad region. After several years of living in Bugry, the family decided to change to a quieter and greener area. In the summer of 2024, Pichugova sold her apartment, took out a loan, and began searching for new housing with a realtor. Over five months, they viewed about 20 options.
The two-room apartment in Pushkin that Komleva was selling appealed to her more than the others. According to the buyer, the ballerina and her husband said they used the property as a summer house and decided to sell it due to their age. Before the transaction, both the property and the seller were verified. At Pichugova's insistence, a certificate from the psychoneurological dispensary and the husband's consent for the sale were provided. The contract was formalized by a notary.
On November 27, 2024, the apartment transferred to the buyer's ownership, and the seller received the money through the notary's deposit. By the end of December, the property was fully handed over to the new owner.
It became known in February 2025 that Komleva had fallen victim to fraudsters and had handed over at least 9.1 million rubles to unknown individuals. It was reported that she gave the money at the monument to Rimsky-Korsakov in Theater Square, believing she was acting under the instructions of FSB officers. It later turned out that the funds were also obtained from the sale of the apartment in Pushkin, which the couple used as a summer house. Meanwhile, the family still has housing in the center of St. Petersburg.
In the spring of 2025, Pichugova was summoned as a witness in a criminal case of fraud. The investigator warned that the apartment could be reclaimed and that it had been seized, but this did not happen for several months.
In December 2025, Komleva filed a lawsuit demanding the annulment of the transaction, the cessation of its legal consequences, and the recovery of 84,200 rubles in state duty from the buyer. According to Pichugova, neither before nor after the lawsuit was filed was she offered to return the money or reach a settlement. Over the year, she invested more than 300,000 rubles in repairs.
After the hearing on April 27, 2026, the ballerina's representatives requalified the claims under Article 177 of the Civil Code - regarding the invalidity of a transaction made by a citizen unable to understand the significance of their actions. If earlier it was about the influence of fraudsters, now it is claimed that the seller was not aware of what was happening during the sale of the apartment.
The process is currently suspended, and the parties are awaiting the results of the examination.
