The Mingrad company of the Nizhny Novgorod Region has presented a comprehensive territory development project (KRT) for the historic part of the city. It covers a plot of 1.29 hectares bounded by Gogol, Nizhegorodskaya and Zalomova streets.
The area slated for redevelopment is located in the Nagornaya (Upland) part, near such landmarks as the Church of the Praise of the Most Holy Theotokos, the Church of St. Sergius of Radonezh, Gorky Square and Dynamo Stadium. Gogol Street, one of the oldest in the city, dates back to the 17th century and still preserves architectural heritage.
According to the project, four residential buildings ranging from two to six stories high are planned for the site. Ground floors will house public and commercial spaces, and landscaped courtyards will be arranged in the interior. An underground parking facility is also planned.
The project pays particular attention to preserving the historical appearance of Gremyachaya Hill — a significant natural and historical landmark. The buildings at Nizhegorodskaya 14, 16, 18 and Gogol 26 and 26A are planned to be dismantled and then restored in their original architectural form, retaining their shapes, heights, facades, roofs and decorative elements.
House No. 20 on Nizhegorodskaya Street is to be reconstructed. The two-story wooden residential building at Gogol 18A will be vacated and moved to a vacant plot next to the Church of the Praise of the Most Holy Theotokos. After the move, the building will be transferred to the ownership of the Nizhny Novgorod Diocese of the Russian Orthodox Church.
Another valuable object — house No. 18 on Gogol Street, built in 1917 — will also be relocated within the KRT. Its facade will be positioned along Gogol Street, and the interior will be fitted with commercial premises on two floors.
The new quarter will feature landscaping of courtyard spaces and construction of an underground parking facility.
According to estimates, the population of the new quarter will be about 345 people. To provide social infrastructure, 19 additional places in kindergartens and 39 in schools will be required. Two kindergartens are already operating near the site, as is School No. 113, which has been included in the capital renovation program as part of the modernization of the education system.
It was previously reported that Vodnik Stadium was included in the comprehensive territory development project. Currently, the Institute for the Development of the Agglomeration of the Nizhny Novgorod Region is working on a master plan that envisions the creation of a modern sports and wellness complex. According to the project, the site will include a covered ice arena, a year-round football field, multi-purpose sports grounds, as well as landscaped public spaces with green elements.
It was also reported that two warehouses and a market on Burnakovskaya Street will be demolished to make way for the construction of a new residential complex planned under the KRT.
