VTB: Borrowers have started to buy ready-made private houses more often than to build.
According to the results of the first half of the year, Russians received about 2,300 mortgage loans for ready-made private houses from VTB — five times more than for the construction of houses "from scratch." The share of ready-made properties in transactions with suburban real estate reached 83%, increasing by 10 percentage points year-on-year. Almost every second borrower (46%) purchased a house on the secondary market — a year ago, this figure was only 15%. This was reported by VTB's press service.
The demand for mortgages in the suburban market steadily grew throughout the first half of the year. The peak occurred in March: the number of transactions increased by almost 40% compared to the previous month.
Moscow and St. Petersburg, along with their regions, as well as Tatarstan, remain the leaders in client activity: these regions accounted for 25% of all VTB transactions in the suburban market from January to June.
The structure of demand is actively changing. According to the results of the first half of the year, ready-made properties accounted for 83% of transactions in VTB's suburban real estate market. For comparison: in the first half of 2024, their share was 69%, and in the first half of 2025 — about 73%. The main growth came from the secondary market, where the share of transactions increased from 15% to 46% year-on-year. The average loan for a ready-made house from January to June amounted to 4.7 million rubles.
"The mortgage market for suburban real estate is recovering 1.5 times faster than that for apartments — largely due to the reduction in rates, which has brought back long-waiting clients. Now they are active even outside the traditional season, and their demand is increasingly shifting towards programs without state support. In June, the number of applications for VTB's market mortgage in the segment of private houses doubled compared to January. At the same time, borrowers are increasingly choosing ready-made houses — with a clear price and the possibility of immediate occupancy," commented Alexey Okhorzin, Senior Vice President and Director of the Retail Business Products Department at VTB.
