NIA "Nizhny Novgorod" - Maria Orlova The Council for Land and Property Relations denied LLC "River" the extension of the lease for a plot on Fedoseenko Street, where the construction of a sports club was planned. The decision was made at a meeting on May 26, reports the correspondent of NIA "Nizhny Novgorod." The land in the area of houses No. 38, 40, and 42 was obtained by the company in 2021, and the construction permit was issued in September 2022. The document provided for the construction of two sports club buildings. Initially, the permit was valid until 2024, then it was extended until January 2, 2029. The investor requested to maintain the lease until 2029. However, at the meeting, it was reported that there were violations of the contract terms, including construction deadlines and payment of rent. It also became known that a notification of unilateral termination of the lease was sent to the company. In September 2025, "River" registered ownership rights to two unfinished construction sites with 20% readiness. However, at the time of the inspection (March 2026 - Ed. note), no work was being carried out on the site. Despite the presence of positive conclusions from relevant authorities, the issue of extending the lease did not receive support. Artem Batursky, Deputy Chairman of the Government of the Nizhny Novgorod Region, stated that since 2021, construction has not actually progressed, the debt has not been repaid, so it is impractical to extend the contract. The company's representative, Evgeny Lenin, explained that the debt arose after the rental rate increased in April - according to him, by five times. He stated that the investor was not timely notified of the increase, but almost immediately received a notification of contract termination due to two months of delay. In addition, the company was fined more than 580,000 rubles for improper use of the plot, which it disagrees with, pointing to the registration of unfinished construction sites. Lenin also noted that at the beginning of the project implementation, the company faced difficulties in technological connection to networks and attempts to attract preferential bank financing - none of the banks approved the application. Batursky added that, according to available information, the plot was listed on Avito for sale. As a result, the council decided not to extend the lease.
