The head of the city administration announced a shortage of modern offices in Nizhny Novgorod.

This was reported at a real estate forum by the Minister of Urban Development and Agglomeration Growth of the region, Darya Shunaeva, as conveyed by a correspondent from NIA "Nizhny Novgorod." According to the head of the department, when constructing new housing, it is important to consider not only the need for apartments but also for infrastructure for everyday life—workplaces, services, recreation areas, and other related facilities.

      "Gradually, our focus, particularly within the framework of the CRT project, has shifted specifically to the introduction of commercial spaces. We are laying down a certain percentage of commercial spaces and the proportion of residential and non-residential input within the CRT project. This is included in the technical and economic parameters," Shunaeva noted.

      At the same time, according to the ministry's assessment, the existing volumes of commercial real estate are insufficient. This primarily concerns not basic service spaces but quality office areas. The minister pointed out that in the city center and districts, offices are often located in converted buildings. Such spaces are adapted and do not always meet modern business requirements.

      "These are not the office spaces that, in particular, are attractive to large businesses. And if there are no locations for businesses, they are not ready to enter the market. Far from everyone is willing to wait 5 years for new spaces and modern buildings to be constructed," she said.

      Darya Shunaeva added that the authorities are considering the creation of office real estate as one of the growth points for the agglomeration. Currently, the first lot is up for auction—a block in the historical part of Nizhny Novgorod near Maslyakova Street for the creation of an IT quarter.

      "This is the first trial step being taken by our region to break this trend and create quality commercial spaces where they are most in demand," the minister concluded.

The winner will need to build about 76,500 square meters of commercial real estate for companies operating in the fields of artificial intelligence, the Internet of Things, and cybersecurity.
