Nearly 1.6 million square meters of housing will be built in Novinki.

      In the village of Novinki near Nizhny Novgorod, almost 1.6 million square meters of housing will be built. The project is being implemented with the support of the state-owned company DOM.RF.

      The development will unfold on a plot of more than 200 hectares. The land will be transferred to an investor through an auction, for which applications close on December 8. The auction itself will take place on December 12.

      This is the largest plot DOM.RF has ever put up for sale in the Nizhny Novgorod region. The starting price is 2.52 billion rubles. Previously the same plot was offered for 3.6 billion.

      For the first time developers were offered flexible terms: payment can be made in installments throughout 2026. To participate in the auction, it is enough to pay a deposit of 60 million rubles.

      “In the current economic conditions we need to attract investors’ funds; this directly affects maintaining the pace of residential construction. The availability of affordable and quality housing is an important indicator of the well‑being of Nizhny Novgorod residents and the attractiveness of the region,” said Gleb Nikitin, governor of the Nizhny Novgorod region.

      The future development will be located in a rapidly developing area near the Oksky Bereg residential complex and a ski resort. Within walking distance are a school and the “School No. 132” public transport stop. It is about 18 km to the center of Nizhny Novgorod and 2.5 km to the nearest railway station.

      As noted by Nikolai Sarokvasha, director for the implementation of federal property at DOM.RF, the Novinki project will become a new stage in the development of the territory. He also emphasized that, within this project, significant incentives for developers are being applied for the first time, which should speed up the start of construction and stabilize the real estate market in the region.

      DOM.RF continues to actively participate in the development of the construction sector in the Nizhny Novgorod region. At the beginning of 2025 the municipality received more than 20 hectares of land for social and communal infrastructure facilities. Previously, plots for the construction of new residential complexes were implemented in Dzerzhinsk and Novinki.

      In addition, within the framework of the presidential program for the restoration of cultural heritage sites, buildings in Nizhny Novgorod, Vyksa and Dzerzhinsk with a total area of about 3.5 thousand square meters and adjacent plots for lease totaling more than 5 hectares were transferred to investors.

      It was previously reported that the new building of School No. 103 in Verkhniye Pechery is planned to be built in 2027.
