A developer from Krasnodar received a second plot for KRT in Novinki.

      An electronic tender in the Nizhny Novgorod region for the conclusion of an agreement on the comprehensive development of undeveloped territory in the Novinki settlement area has been completed. This concerns the second lot, the regional Ministry of Urban Development reported.

      According to the information provided, two companies applied to participate in the bidding.

      The winner was LLC "Specialized Developer 'Sportivnaya Derevnya 1'", part of the Krasnodar group of companies "Development YUG". The company expressed its readiness to invest 105.7 billion rubles in the project. Under the terms of the agreement, the developer will transfer to the region's ownership 3.51% of the total area of residential and commercial properties — about 15,000 square meters of real estate.

      As part of the project implementation, the investor also undertakes obligations to build a school for 1,850 students and two kindergartens with a capacity of 260 places each. In addition, all facilities will comply with the principles of the "Smart City" standard and will be connected to the automated "Safe City" platform.

      Within a month after signing the contract, a one-time payment of 150 million rubles will be paid into the regional budget.

      It is planned that more than 460,000 square meters of residential and commercial real estate will appear on the 46.6-hectare site. A new urban quarter designed for 14,700 residents will be created here. The development envisages the creation of a comfortable urban environment with spaces for relaxation and active lifestyles.

      Construction work is already actively underway in the southern part of Nizhny Novgorod. In 2024, the implementation of the first lot began: a KRT agreement in the Novinki area was signed by JSC "Specialized Developer of the Nizhny Novgorod Region 'Construction Directorate'" and LLC "Special Developer 'Spika'", part of the Glorax group.

      In the neighboring village of Olgino, a subsidiary of the "Construction Directorate" (LLC "Specialized Developer 'KRT-1'") has begun erecting a comfort-class residential complex. On a site of 76.3 hectares, it is planned to build 320,7 thousand square meters of housing, where over 10,000 people will be able to live. The project also provides for the construction of a school for 1,500 places and two kindergartens with a combined capacity of 680 pupils.

      In total, a comprehensive development of a 235-hectare territory is planned on the southern outskirts of Nizhny Novgorod, in the Novinki area. About 1.2 million square meters of housing will be created here, where more than 40,000 people will be able to settle.

      The development of the southern territories is part of a large-scale strategy for the comprehensive development of the Nizhny Novgorod agglomeration. Various measures of state support are being applied to eliminate infrastructure constraints, including infrastructure budget loans (IBK), treasury infrastructure loans (KIK) and the issuance of infrastructure bonds. In the long term, about 7 million square meters of housing are planned to be built in the southern part of the city, fully provided with social and engineering infrastructure.

      A key element of the transport accessibility of the new quarters will be a parallel route to Gagarin Avenue, including a bridge crossing over the Oka River. The construction of the four-lane highway is being carried out within the framework of a public-private partnership.

      Earlier it was reported that seven dilapidated houses on Yanki Kupaly Street will be demolished under the KRT project.
