Where a student can rent an apartment in Nizhny Novgorod: price overview

Out-of-town and foreign students, who did not secure a place in a dormitory or simply prefer better conditions, are actively searching for rental housing. The editorial office of NIA "Nizhny Novgorod" analyzed the current offers in the real estate market.
Prestigious center: HSE, NGLU, NGTU, and the medical cluster
The highest prices are recorded in the historical center - in the vicinity of Minin and Pozharsky Square, Bolshaya Pecherskaya, Minin, Piskunov, and Nesterov streets. Here are located the buildings of HSE, NGLU named after N.A. Dobrolyubov, Privolzhsky Research Medical University (PIMU), VGUWT, NGPU named after K. Minin, as well as the central buildings of NGTU named after R.E. Alekseev.
For the opportunity to walk to lectures, students will have to pay a significant amount: single budget options in this location start from 35-40 thousand rubles per month, however, the average price for a modern one-bedroom apartment or studio is 45-65 thousand rubles. In the premium segment and elite residential complexes, the rental rate easily reaches 70-110 thousand rubles per month.
Particular attention should be paid to Belinsky Street - from there, one can easily reach almost any university in the city. It maintains a high price level: the cost of renting housing here ranges from 40 to 50 thousand rubles per month (with rare offers for 25 thousand rubles and an upper limit of up to 59 thousand rubles).
Business hub and Pokrovka: NNGASU and humanitarian faculties of NNGU
In the area of Bolshaya Pokrovskaya, Malaya Yamskaya, and Maxim Gorky streets, where the buildings of NNGASU and part of the faculties of NNGU named after N.I. Lobachevsky are located, the pricing policy remains consistently high but more flexible. Minimum offers start from 30-35 thousand rubles, while the main volume of comfortable housing is traded in the range of 40-45 thousand rubles. Apartments with designer renovations and apartments in historical buildings will cost 60-70 thousand rubles monthly.
Similar prices are recorded in the area of Ilyinskaya, Malaya Pokrovskaya streets, and Lyadov Square. Here, the average price range is 45-56 thousand rubles, and the most affordable options can be found for 35-40 thousand rubles.
Gagarin Avenue: the main campus of NNGU and RANEPA
The main student artery of the city - Gagarin Avenue - demonstrates an ideal balance between transport accessibility and price level. In the area of the main student campus of NNGU named after N.I. Lobachevsky (Marshal Baghramyan, Student, Gagarin Avenue streets), one can choose housing for any taste and budget.
A small studio or compact "one-room" apartment can realistically be found here from 24 thousand rubles per month. The majority of quality standard housing is rented for 35-45 thousand rubles. Apartments of increased comfort in new buildings cost about 50-55 thousand rubles.
A little further down the avenue, in the pedestrian accessibility zone from the Nizhny Novgorod Institute of Management - a branch of RANEPA (Pushkin, Beketov, Svetlogorsky passage streets), the price range is less pronounced: the minimum rate is at the level of 37-40 thousand rubles, while the median rental cost is 43-48 thousand rubles per month.
Sleeping districts: HSE and the 6th building of NGTU
Moving towards the hilly sleeping districts, rental prices begin to gradually decrease, except for the location around the HSE building on Rodionova Street. Proximity to large shopping centers and modern residential complexes keeps the average price at the level of 40-45 thousand rubles, with a lower limit of 27-30 thousand rubles and an upper limit of up to 53 thousand rubles.
The most budget-friendly area among those considered turned out to be the 6th microdistrict of Verkhnie Pechory (Kazanskoe Highway, Bogdanovicha Street), where the 6th building of NGTU is located. Here, students have access to the most budget options starting from 20-25 thousand rubles per month. The average cost of a full apartment remains in the range of 30-35 thousand rubles, while maximum rates in new residential complexes do not exceed 50 thousand rubles.
An alternative to the riverbank area: Avtozavodsky district
Students willing to compromise between distance and financial benefit should pay attention to the riverbank part of the city, particularly the Avtozavodsky district. The cost of renting apartments here is noticeably cheaper - most options are offered for 22-30 thousand rubles per month (some properties near key stations reach 40 thousand rubles). At the same time, a key advantage of the area is the ability to quickly and without traffic jams reach the city center by metro.
