The boutique hotel in OKN on Sergievskaya Street is being prepared for opening.

On June 10, 2026, at 16:58 Culture and Leisure A boutique hotel in a historic building on Sergievskaya Street, 15 in Nizhny Novgorod is planned to open in the coming weeks. This was reported by the authorized representative for the protection of entrepreneurs' rights, Pavel Solodky, at a meeting with journalists on June 10.

The building in question is the "Residential House of N.N. Muratov" - a monument of regional architectural significance, built in 1912. The restoration of the object is being handled by businessman Garabed Krbashyan.

According to Solodky, the restoration work has reached its final stage. Construction scaffolding has already begun to be removed from the facade. Currently, seven out of eighteen sections have been dismantled.

The business ombudsman noted that the building deserves special attention due to its preserved historical elements.

"According to some experts, this building has the most beautiful entrance doors - oak, carved," he said.

Solodky noted that it is the active work in restoring the cultural heritage site that has allowed the region to be among the subjects recognized by Russian President Vladimir Putin.

The business ombudsman also reminded that by 2030, the country needs to restore a thousand cultural heritage sites. At the same time, Nizhny Novgorod region is already considered one of the leaders in this work.

"Today, investors are being actively sought. The governor is personally involved in this, members of the government and relevant structures are working," Solodky noted.

For entrepreneurs willing to engage in the restoration of historical buildings, measures of state support are provided. In particular, there is a preferential lending program for projects to create hotels in cultural heritage sites. The base rate for such a loan is 9%. If the object is acquired for placing a hotel with an area of more than 500 sq. m and a room stock of more than 20 rooms, the rate is reduced to 6%. And for the restoration of a federal significance object, financing may be available at a rate of 4%.

At the same time, the business ombudsman emphasized that the implementation of such projects remains a complex and lengthy process. Investors have to go through numerous approvals, resolve issues with connecting utilities, and comply with strict requirements for preserving the historical appearance of buildings.

Solodky emphasized that the restoration of architectural monuments and their adaptation for hotels, cafes, and public spaces cannot be viewed as a highly profitable business. He particularly described the work with wooden cultural heritage objects as especially challenging. Owners are required to comply with modern safety standards, including fire safety requirements, which are not always easy to implement in historical buildings.

Let us remind you that there is already an example of successful restoration of a cultural heritage site into a boutique hotel in Nizhny Novgorod. The estate of Yevdokiya Yermolaeva on Alexeyevskaya, 33 was restored and adapted for a hotel, preserving its architectural elements and appearance.
