Mingrad approved the design of the first building according to the KRT on the embankment of the Rowing Canal.

      On May 22, 2026, at 13:15, the Society of Mинград in the Nizhny Novgorod region approved the architectural and urban planning appearance of the first residential building within the KRT project on the Grebnoi Canal. The order was published on the agency's website.

      This concerns apartment building No. 1 according to the general plan, which includes built-in public facilities and a parking lot. The building is planned to be located on the embankment of the Grebnoi Canal in the Nizhny Novgorod district, opposite houses No. 448−457 and No. 511−531 in the Podnovye settlement.

      Its area is 18,922 square meters. The building area is defined as 11,764.98 square meters, and the total area of the building is 57,245.22 square meters.

      The order states that the approved architectural appearance meets the requirements of the urban planning regulations of the Land Use and Development Rules of Nizhny Novgorod; the new order canceled the previous one.

      Let us remind you that the "Glorax Premium Grebnoi Canal" project is one of the largest KRT projects in the region. It is being implemented by the federal company GloraX through LLC "Special Developer Bereg."

      A land area of 14.7 hectares has been allocated for construction in the Podnovye settlement. Within the framework of the project, it is planned to build 101,000 square meters of housing. The total investment volume is estimated at 42.1 billion rubles.

      In April 2025, the developer received a positive conclusion from the state expertise and permission to construct the first residential building.

      There will be a school for 550 students with a stadium, two kindergartens—one built-in for 44 children and a separate one for 240 children—as well as a public center with an area of over 5,000 square meters featuring a swimming pool, fitness room, shops, cafes, and underground parking.

      Additionally, the construction of a hotel, a boiler house, and a ski slope is planned. About 5 billion rubles will be allocated for coastal reinforcement and the improvement of the embankment. A sports cluster, yacht club, amphitheater, children's play hub, a network of running and cycling paths, and a restaurant cluster focusing on healthy eating will be created in the area.

      The first phase is planned to be put into operation in 2027. The complete implementation of the project is intended to be finished by 2031.
