Nizhny Novgorod ranked in the middle of the rating for the profitability of real estate investments.

      April 13, 2026 12:32 Economy Nizhny Novgorod ranked 47th in the rating of Russian cities for the profitability of real estate investments. The average annual real return on investments in housing for the years 2023-2025, taking into account renting out apartments, was 5.4%. This data is provided in a study by RIA Novosti.

      The profitability was calculated as the average value over three years, considering the increase in apartment value and rental income. Analysts took into account personal income tax payments, utility costs, contributions to capital repairs, and property tax for individuals. The figures are adjusted for consumer inflation.

      For calculations, the cost of a typical one-room apartment with an area of 35 square meters was used.

      On average across the country, this indicator exceeded 6% over the past three years.

      The leader of the rating was Abakan. Here, investments in typical residential real estate, considering rental income, could yield 25.3% per annum. Orenburg took second place with a result of 20.2%, and Chelyabinsk came third, where the return was 16.4%.

      Closing the ranking is Kaliningrad: the real return on investments in typical housing there turned out to be negative — minus 2.9% per annum. A slightly better result was recorded in Yakutsk — minus 2.1%. Negative dynamics were also noted in Oryol, Kaluga, Yuzhno-Sakhalinsk, Kazan, Tver, and Khanty-Mansiysk.
