Prices exceed demand: apartments in Nizhny Novgorod new buildings are barely selling.

This was reported by Tatiana Romantseva, director of the Nizhny Novgorod Center for Independent Expertise, to IA "Vremya N." According to her, one of the reasons is inflated prices. Some projects are effectively "stuck" due to the high cost of housing. Experts link the decline in demand in the primary market to the reduction of preferential mortgage programs. At the same time, as noted by Anatoly Ryabin, general director of the real estate agency "Chekni," it is not worth expecting a decrease in prices due to rising construction costs. Instead, developers are more often offering discounts to buyers. Elena Makarova, president of the Nizhny Novgorod Guild of Certified Realtors, pointed out that demand has shifted towards more affordable housing. Buyers are primarily focused on the size of the monthly payment rather than the number of rooms. One-bedroom apartments remain the most in demand. Experts also do not rule out a rise in prices in the secondary market by the end of 2026. This could happen if the Central Bank's key rate continues to decrease. Among the factors that could lead to an increase in "secondary" prices are the accumulated deferred demand over the past two years, as well as a noticeable price difference between the primary and secondary markets. At the same time, demand for housing remains limited due to the low purchasing power of the population.
