The construction plan for the former Intel building in Nizhny Novgorod has been approved.
April 7, 2026 13:59 Economy The regional city administration has approved the documentation for the planning of the area within the boundaries of Turgenev Street in Nizhny Novgorod. The order has been published on the agency's website.
The site covers an area of 1.11 hectares near the former Intel office. The project is being implemented by LLC "SZ "STRIAR" as part of an agreement for the comprehensive development of the territory.
The site plans to build two apartment buildings up to 25 stories high with integrated public spaces and underground parking, an administrative-office building with an underground parking lot, as well as a transformer substation.
The total floor area of the development will be 77,600 square meters, of which 92% will be residential. The project provides for 427 parking spaces in underground garages and 8 in open parking lots. The area of greenery will exceed 2,200 square meters.
The development of the territory is divided into three phases. The first phase, to be completed by August 2030, includes the construction of one of the residential buildings and the transformer substation, as well as landscaping. The second phase includes the construction of the second residential building by February 2035 and the renovation of Krovrovskaya Street and Boynovsky Lane. The third phase, to be completed by August 2035, involves the construction of the administrative-office building.
It is noted that the provision of social facilities for the future development is planned through existing and planned institutions within normative accessibility. In particular, this includes the construction of a school for 1,000 students on Boynovsky Lane and a kindergarten for 200 children within the boundaries of Turgenev Street and the same lane. These facilities are included in the city’s social infrastructure development program until 2030.
It was previously reported that the city administration approved the appearance of the first buildings under the KRT project near the Molitovsky Bridge.
