The government quarter on Sennaya will be auctioned as a single lot.

      Due to the merger of the first and second plots, the auction will take place no earlier than the second quarter of 2026. The department added that the project includes business-class housing, which will be available for free sale — anyone interested will be able to purchase apartments.

      Recall that the project for the comprehensive development of the area was approved in August 2025. About 11 hectares have been allocated for construction within the boundaries of Bolshaya Pecherskaya, Sechenova, Turgeneva, Maxim Gorky, Boynovsky Lane, and Kovalikhin Ravine. The area consists of two plots: one is located closer to Bolshaya Pecherskaya Street, and the other is in the area of Kovalikhinskaya and Kovrovskaya Streets. The first plot, with an area of 2.93 hectares, was expected to be auctioned in the first quarter of 2026.

      The dominant feature of the quarter will be a 150-meter skyscraper with access to the future "Sennaya" metro station. In addition to commercial real estate, plans include the construction of a school for 1,000 students, a kindergarten for 180 children, and a clinic for 50 visits per shift. It was reported that the project is intended to be fully implemented by 2030.

      Furthermore, next to the future quarter on Turgeneva Street, the construction of two residential buildings with heights of up to 25 and 15 floors and an administrative-office building of up to 18 floors with underground parking is planned. The developer is LLC "SZ "Striar". The project is being implemented under a comprehensive area development agreement.
