      In Dzerzhinsk the site for implementing the comprehensive territorial development project (KRT) has been enlarged. Two new plots have been added — in the area of Gaidar Street and in the Zapadny-3 microdistrict. This decision was dictated by the need to increase the overall economic efficiency of the project, deputy head of the regional Ministry of Construction Mikhail Genin told gipernn.ru.

      The total development area now amounts to 23.42 hectares. The main plot is located within the boundaries of Dzerzhinsky Avenue and Chapaev, Chernyakhovsky, Pirogov, Matrosov and Studencheskaya streets. Two additional sections have been added to it.

      Across the entire territory nearly 450,000 sq. m of real estate is planned to be built, of which over 287,000 sq. m will be housing. Before construction begins, 1,639 people living in 33,300 sq. m of obsolete housing stock will be resettled. Residents have already voted to participate in the program.

      In addition to residential buildings, the project provides for the construction of a kindergarten for 200 children, expansion of the road network, modernization of the boiler house, and the arrangement of approximately 2,400 parking spaces.

      As Genin noted, the project already has a background: the site was previously put up for auction but failed to attract interest from developers. The reason was comparatively low market housing prices in Dzerzhinsk compared with Nizhny Novgorod, as well as significant resettlement costs — about 3 billion rubles.

      To make the project more attractive to investors, the authorities decided to include two additional plots. One of them is a small fragment along Gaidar Street. The second, with an area of about 7 hectares, is located in the Zapadny microdistrict on undeveloped land, the official explained.

      The updated concept is planned to be presented at the regional headquarters on urban development in the first quarter of 2026. Repeat auctions are scheduled for June, and the signing of a contract with a new investor — in August.
