Only 13.6% of families in the Nizhny Novgorod Region can afford to buy an apartment with a mortgage at the market rate. This is evidenced by data from an RIA Novosti study prepared based on statistics from the Central Bank, Rosstat, and SberIndex.
By housing loan affordability, the region ranked 57th among the federal subjects of the Russian Federation.
The average monthly mortgage payment in the region is 85.4 thousand rubles. The calculations assumed an apartment of 60 square meters with a 30% down payment. It was assumed that a family would allocate up to 70% of disposable income to loan repayments after deducting personal income tax and the subsistence minimum.
Mortgage loans proved most affordable in the Yamalo-Nenets Autonomous Okrug (47.1% of families), the Khanty-Mansi Autonomous Okrug (44.3%), and the Chukotka Autonomous Okrug (42%). At the same time, in 16 regions of the country this indicator does not exceed 10%, and in Sevastopol, Crimea, Dagestan, and Altai it is less than 5%.
It was previously reported that since the beginning of 2025, 7.2 thousand mortgage housing loans have been issued to Nizhny Novgorod residents.
