EconomyIn August 2025, minimal price changes were recorded on the resale housing market in Russia's largest cities. According to the Yandex Real Estate service, the median price per square meter across cities with populations over one million was 144,000 rubles, only 0.5% higher than in July.
The volume of supply on the market fell by 2.1% over the month, a seasonal decline in activity at the end of summer.
Among the cities with the largest increases in resale prices, St. Petersburg stood out. In August the price per square meter there rose by 1.7%, reaching 222,000 rubles. Second place went to Nizhny Novgorod with an increase of 1.2% — to 143,000 rubles. Rounding out the top three was Perm, where prices rose by 1% to 112,000 rubles per square meter.
Nizhny Novgorod also saw an increase in supply volume — up 0.6% compared with July. The median apartment price in the city was 6.9 million rubles, and the average area was 51.3 sq. m.
Prices in Chelyabinsk and Moscow rose by 0.9% over the month. At the same time, Samara, Voronezh and Rostov-on-Don recorded slight declines of 0.1% to 0.3%.
Evgeny Belokurov, commercial director of Yandex Real Estate, noted that August dynamics on the resale market correspond to seasonal expectations. According to him, in most cities prices remained stable, and the moderate reduction in supply is typical for the end of summer. He also added that with the arrival of autumn, when buyer activity traditionally increases, one can expect a rise in the number of deals, especially if the key interest rate continues to fall.
In ten of the sixteen million-plus cities, price dynamics remained within a stagnation range — from -0.5% to +0.5%. This applies to Ufa, Omsk, Yekaterinburg, Volgograd, Krasnodar, Kazan, Novosibirsk, Rostov-on-Don, Voronezh and Samara.
The most expensive resale housing in August was traditionally in Moscow — 372,000 rubles per square meter.
Earlier it was reported that demand for resale housing was recorded in Nizhny Novgorod in July 2025.
