      The multi-apartment residential complex "Dom na Gorkogo" in Nizhny Novgorod, previously declared problematic, has officially been put into operation. The corresponding permit was issued by the Ministry of Construction of the Nizhny Novgorod Region.

      The history of this building began back in 2015, when the initial construction permit was issued. The handover of the facility was planned for April 2018, but the deadlines were repeatedly postponed — the permit was extended five times. By the summer of 2022 the final deadline for handing over the apartments to the shared-equity holders had expired, but construction work on the site had not been carried out for a long time, and the developer no longer had the resources to complete the project.

      Because of this, in 2022 the Russian Territorial Development Fund filed a petition with the Arbitration Court of the Nizhny Novgorod Region to declare the developer bankrupt. In the spring of 2023 the court confirmed the insolvency of the company "Inter City", which was building the house, and declared the "Dom na Gorkogo" residential complex problematic.

      In December of the same year, by court decision the new developer became LLC "SZ 'Khutor'". The organization was transferred all rights and obligations for completing the complex. To finish the project the new contractor was provided with regional support measures, including compensatory land plots leased without auctions.

      Thanks to this scheme the building was completed. An official permit for commissioning the facility has already been obtained, and the transfer of apartments to the shared-equity holders will begin in the near future.

      A total of 197 shared-equity holders invested in the project. The transfer of housing will begin after all document registration procedures are completed.
