      The price situation in the residential real estate market of Nizhny Novgorod remains stable: no decrease in apartment prices is expected until November 2025. This was reported to IA "Vremya N" by the director of the Nizhny Novgorod Center for Independent Expertise, Tatyana Romancheva.

      According to her, in the second quarter of 2025 the average price of housing rose by 4%. The reason was the active sale of new residential projects that were initially offered at high prices.

      And although developers offer discounts, they do not have a significant impact on the final price — the reduction is offset by the initially inflated price tag.

      The expert also noted that the gap in prices between the primary and secondary housing markets has become more noticeable. Previously, Nizhny Novgorod residents often sold apartments on the secondary market to add funds and purchase housing in a new development.

      Now, given high mortgage rates and the high cost of new apartments, such plans are becoming less feasible. More and more owners of secondary housing are refusing to sell and prefer to rent out their apartments.

      On average, between 7 and 10 apartments are now sold in the city per month.

      The luxury real estate segment remains an exception — affluent buyers continue to purchase apartments, albeit less actively than during periods of economic stability.

      According to Romancheva's forecast, no changes toward a decrease in prices or mortgage rates are expected in the next three to four months.

      It was previously reported that in July 2025 an increase in interest in primary housing was recorded in Nizhny Novgorod. Demand for the secondary market also increased.
