Society Recently, there have been reports in the media about a decrease in housing prices in the secondary market. However, according to Konstantin Barsukov, a member of the Russian Guild of Realtors and an expert in the real estate market, this is not true. In fact, the cost of secondary housing continues to rise.
In an interview with "360" channel, Barsukov noted that a decline in prices may be observed in certain regions, but this is due to their specific circumstances. For example, in the Kaliningrad region, where initial listings had inflated prices, these will gradually approach actual market values, which might create the impression of a decline. However, the overall situation in the real estate market is different.
The expert emphasized that many analysts do not distinguish between listing prices and actual transaction prices, which leads to false conclusions. In Moscow and the Moscow region, there is significant economic potential for the value of secondary housing to increase by 30-40%. However, these figures are unlikely to be fully realized.
Barsukov also noted that the growth in prices will be limited by high mortgage rates and measures by the Central Bank aimed at restricting lending. Affordable mortgages are not expected in the near future, so the price increase will be gradual. By the end of the year, the expert forecasts a 10% increase in secondary housing prices.
Additionally, prices for new buildings will also rise, although there are no economic grounds for this. Developers may artificially inflate prices to create the appearance of growth.
