A real estate expert shared how to avoid being deceived when buying a home.

This was discussed in an interview with 360.ru by real estate expert Vladimir Shmelov. According to the specialist, buyers have much more risks. Among them are: forged powers of attorney, the previous owner's right to lifelong residence, and issues with the history of property rights transfer. If the seller does not receive payment, they can declare the transaction invalid through the court.
"When buying, it is essential to check everything. We have a negative legal system: the Rosreestr records the transfer of rights, but whether it will hold up in the future or not is the buyer's concern. Before acquiring any real estate, especially secondary market properties, the buyer must thoroughly and meticulously investigate the seller's motives," explained Shmelov.
The expert also recommended checking whether the seller has other properties (whether they have a place to live) and the composition of their family. If there are any doubts, it is better to take additional precautions. The expert advised creating an alibi for the conscientious purchaser and obtaining an appraisal report that confirms the market value of the property. If the seller is elderly, it is better to initiate a psychiatric commission.
Additionally, Shmelov recommends insuring the title of ownership to protect oneself under Articles 177, 178, and 179 of the Civil Code. These articles regulate the grounds for recognizing transactions as invalid. The expert emphasized that the costs of checks are small compared to the value of the property.
