A new leasing tool for purchasing offices has been offered to Russian businesses.

      On June 4, 2026, at 15:28, Economy A new mechanism has appeared in the commercial real estate market, allowing the leasing of offices. The corresponding agreement was signed at the PMEF-2026. The total value of the properties planned for sale under the program is estimated at 50 billion rubles. The tool is designed for Class "A" office spaces. The mechanism assumes that the leasing company buys finished or under-construction spaces from the developer and transfers them to the end client in financial lease. Entrepreneurs gain the opportunity for long-term use of the property with the right to subsequent purchase. The key advantage of the scheme is the ability to apply accelerated depreciation, which allows for more effective cash flow management and financial result forecasting. The program operator is "VTB Leasing," and the supplier of the properties is the developer FORMA, which is part of the GK PIK. Partners note that the new product is positioned as an alternative to classic mortgages and rentals, combining the simplicity of the latter with the economic efficiency of leasing transactions. The first deal under the cooperation has already been concluded: an office space of more than 2,000 square meters has been leased in the new business space "Port" in Moscow. "The industry has matured for change, and interest in real estate leasing is not a spontaneous trend, but a conscious response from businesses to current economic realities. Thanks to the expertise of VTB Leasing and the scale of the real estate portfolio of the developer FORMA, we are bringing to the market a clear and financially advantageous alternative to mortgages and classic rentals for Russian businesses," said Vitaly Sergeichuk. Market participants note that interest in real estate leasing is becoming a conscious response to current economic realities.
