The project of the first house under the KRT at the Rowing Canal has passed a non-governmental examination.

      May 27, 2026 11:00 Economy The project documentation for the construction of apartment building No. 1 on the embankment of the Rowing Canal in Nizhny Novgorod has received a positive conclusion from a non-governmental expert examination. This is reported in the Unified State Register of Real Estate. The examination was conducted by LLC "PROMMASH TEST EXPERTISE". The developer is LLC "Specialized Developer 'Bereg'". The project documentation was prepared by LLC "GREEN". This concerns an apartment building with integrated public purpose premises and an integrated parking lot. The building is planned to be erected on the embankment of the Rowing Canal - opposite houses No. 321-533 in the Podnovye settlement of the Nizhny Novgorod district. Earlier, the Ministry of Urban Development and Agglomeration of the Nizhny Novgorod Region approved the architectural and urban planning appearance of the first building within the framework of the comprehensive development project of the territory on the Rowing Canal. The construction area is 11,764.98 sq. m, and the total area of the building is 57,245.22 sq. m. The project is being implemented by the federal company GloraX through LLC "Specialized Developer 'Bereg'". A total of 14.7 hectares have been allocated for the development of the territory in the Podnovye settlement area. It is planned to build 101 thousand sq. m of housing. The volume of investments is estimated at 42.1 billion rubles. In April 2025, the developer received permission to construct the first residential building. The project includes the construction of a school for 550 students with a stadium, two kindergartens - an integrated one for 44 places and a separate one for 240 places, a community center with an area of over 5 thousand sq. m with a swimming pool, fitness room, shops, cafes, and underground parking. A hotel, a boiler house, and a ski slope are also planned. About 5 billion rubles will be allocated for coastal reinforcement and landscaping of the embankment. A sports cluster, yacht club, amphitheater, children's play hub, a network of running and cycling paths, and a restaurant cluster focusing on healthy eating will be created in the area. The first phase is planned to be put into operation in 2027, and the project is expected to be fully completed by 2031. It was previously reported that the same developer is implementing a KRT project on the left bank of the Oka near the Molitovsky Bridge and will undertake the renovation of Chernigovskaya Street.
