March 29, 2026 14:08 Society In February 2026, the number of transactions in the secondary housing market in Russia increased by 11% compared to the same period last year. At the same time, interest in apartments in Nizhny Novgorod grew by only 1% over the year, analysts from "Avito Real Estate" found out. Among the regions, the highest activity in the secondary housing market is noted in the Moscow region (8,000 purchase and sale agreements (PSAs)), Moscow (7.1 thousand PSAs), St. Petersburg (5.3 thousand PSAs), and Sverdlovsk region (4.4 thousand PSAs). A particularly noticeable increase in the number of transactions was recorded in Krasnoyarsk Krai (+31%), Moscow and Chelyabinsk regions (+18% each), Bashkortostan (+16%), and Sverdlovsk region (+15%). The share of mortgage transactions in the secondary market in February 2026 reached 32%, which is 12% higher than a year earlier and 3% above the figures for January 2026. Experts attribute this to the gradual increase in the popularity of mortgage lending in response to the decrease in the key rate of the Central Bank of the Russian Federation. Among million-plus cities, the lowest average cost per square meter was recorded in Volgograd (105 thousand rubles), Chelyabinsk (112 thousand rubles), Voronezh (114 thousand rubles), and Omsk (115 thousand rubles). The highest prices were noted in Moscow (598 thousand rubles) and St. Petersburg (274 thousand rubles). In Nizhny Novgorod, the average cost per square meter amounted to 170 thousand rubles.
