      The rules for obtaining family mortgages have changed in the Nizhny Novgorod region. Gorodets and Zavolzhye are no longer participating in the program. Now residents of these towns will not be able to buy a resale apartment at a preferential rate of up to 6% per annum.

      DOM.RF published an updated list of localities where family mortgages for the secondary market are still available. It includes 20 towns: Balakhna, Bogorodsk, Vetluga, Volodarsk, Knyaginino, Lukoyanov, Lyskovo, Pavlovo, Vorsma, Gorbatov, Sergach, Uren, Sarov, Kulebaki, Navashino, Pervomaysk, Semyonov, Perevoz, Chkalovsk and Shakhunya.

      Recall that the family mortgage program has been extended until 2030. The benefit may be used only once, and the main condition is that the family must have at least one child under six years old.

      There are also additional requirements. You can buy an apartment under the program only in localities where there are either no new developments at all or no more than two apartment buildings are under construction. The building itself must be no older than 20 years at the time of the transaction. In addition, the seller and buyer must not be relatives, spouses, or business partners. This is done to exclude schemes involving fictitious transactions.

      It was previously reported that as of February 1, 2026 the "one family mortgage per family" rule will come into force. This means that the preferential loan can be obtained only once and only jointly with a husband or wife. The change is aimed at ensuring citizens buy housing to live in, not to resell.
