The Ministry of Property requisitioned merchant Guzeev's house on Ilyinka by court order.

      The Arbitration Court of the Nizhny Novgorod Region granted the claim of the regional Ministry of Property and ordered the requisition from LLC "Unified Directorate of Construction Enterprises" of four apartments and a share in a land plot in building No. 141 on Ilyinskaya Street in Nizhny Novgorod, known as the house of merchant Guzeev. This is stated in the published court decision.

      The basis for seizing the property was the building's hazardous condition, documented by a construction expert examination. According to the conclusion, the house poses a threat to the life and health of citizens. In March 2024, a state of emergency was declared near the house. In June of the same year a decision was made to requisition the land plot and the building on it with compensation to the owner of the market value of the property.

      After the owners "did not express an intention" to voluntarily transfer the property, the Ministry of Property and Land Relations went to court. The defendant's representatives did not appear at the hearing and did not submit a written position.

      The court established that the company owns apartments No. 1, 2, 2a and 3 with a total area of 226.9 square meters, as well as a share in the land plot of 231 square meters. According to an independent expert, the market value of the requisitioned property is 23,164,600 rubles. This amount includes the value of the residential premises, shares in the land plot, common property and compensation for losses related to the requisition.

      The court recognized the Nizhny Novgorod Region's ownership rights over the specified apartments and the share in the plot, and also terminated the previous owner's ownership rights. The costs of the state fee were imposed on the defendant. The decision may be appealed in appellate procedure within a month.

      Recall that in September there was a fire in merchant Guzeev's shop at Ilyinskaya Street, 140/2. The fire engulfed 150 square meters.
