Residents of Nizhny Novgorod spend more than 56% of their salary on mortgage payments.

      Nizhny Novgorod Region ranked 44th in the all-Russian ranking of mortgage payment affordability.

      According to a study conducted by RIA Novosti analysts, residents of Nizhny Novgorod on average spend 56.9% of their income on monthly mortgage payments. The size of a typical payment is about 75,000 rubles, and the average loan amount reaches 4 million rubles.

      For comparison, nationwide Russians allocate about 48.8% of their salary to mortgage payments in 2025. The average monthly payment across the country is 80,800 rubles, and the loan amount is 4.6 million. At the same time, in 2024 the share of mortgage payments was 54% of earnings, and in 2023 — 44%, indicating a steady trend of increasing financial burden.

      The leaders of the ranking were regions of the Far North. In first place is the Chukotka Autonomous Okrug, where only 23.5% of wages go to mortgages, and the average payment is 82,900 rubles. In the Yamalo-Nenets Autonomous Okrug the figure is 28%, and in the Republic of Ingushetia — 28.4%, while the monthly payment in Ingushetia is substantially lower at 20,900 rubles.

      The top ten in mortgage affordability also included the Chechen Republic, Magadan and Murmansk regions, the Nenets and Khanty-Mansi Autonomous Okrugs, Kamchatka Krai and the Republic of Sakha (Yakutia).

      The worst figures were recorded in the Republic of Kalmykia, where the mortgage payment on average exceeds income by 14.8%, i.e. amounts to 114.8% of wages. Also at the bottom of the list were the Republic of Dagestan and North Ossetia, where mortgage payments consume almost 90% of monthly income.

      As a reminder, since the beginning of the year residents of Nizhny Novgorod have taken out more than 7,000 mortgage loans.

      It was also reported that Nizhny Novgorod residents' salaries could rise to 100,000 rubles by 2028. Regional authorities forecast economic growth of up to 3.1%.
