Experts forecast a rise in housing prices and have named the best time to buy.

      Russians should consider buying housing, preferably before 2027, when a sharp rise in real estate prices is expected, market experts say.

      Analyst Mikhail Goldberg from Dom.RF told the International Housing Congress in Moscow that a cut in the Central Bank's key rate to 7–8% could lead to mortgage rates falling to 9–10%, which would stimulate demand. However, a shortage of new listings will lead to price increases.

      In the third quarter of 2025 the average cost of housing in Russia rose by 5%, and in Moscow by 12%. Mortgage broker Dmitry Rakuta, in a comment for 360.ru, advises not to postpone a purchase if you have the opportunity to use, for example, a family mortgage. However, before buying you should assess your financial stability, especially if we're talking about a standard mortgage with a 20% down payment at 21% annual interest.

      New developments are more likely to appreciate than secondary-market housing. The secondary market depends on the Central Bank's key rate: the lower it is, the higher the price per square meter. If you have spare money, you shouldn't delay a purchase because the market may stagnate, the expert is confident.

      If you plan to sell your current home and buy a new one, you shouldn't postpone the decision. Selling times are currently longer, and even at market price you may wait a year or more for a buyer. Therefore it's better to enter the market as soon as possible to reach more potential buyers.

      "Now is a good time to buy. Selling is not very profitable because the market is stagnating, there are very few secondary properties and buyers. But buying right now is profitable. If we are talking about a small remaining mortgage of three to four million rubles, where the payment is low, then it makes sense to buy," the mortgage broker concluded.
