Economy: Demand for new-builds in Nizhny Novgorod rose by 44% over the past summer, analysts at Yandex Real Estate and the Pulse of New-Build Sales service reported.

In June–August 2025, 1,622 transactions involving new-builds were registered in the city — 44% more than in the spring period. This placed Nizhny Novgorod second among all cities with over one million residents in terms of growth in primary-market activity. The largest increase was recorded in Samara (+74%), and Krasnodar rounds out the top three (+43%).

Analysts note that overall in the summer of 2025 the new-build market in Russia showed steady growth: the number of transactions in cities with populations over one million rose by 11% compared with spring, reaching 55.4 thousand concluded shared-equity contracts.

By total number of transactions the leaders are Moscow (17.8 thousand), St. Petersburg (7.7 thousand), Yekaterinburg (5.2 thousand), Krasnodar (4.2 thousand) and Rostov-on-Don (3.3 thousand). Despite the high figures, Moscow saw a slight decline in activity — down 1% compared with spring.

According to Evgeny Belokurov, Commercial Director of Yandex Real Estate, the rise in transactions is linked to an early onset of seasonal demand and a reduction in the key interest rate. This led buyers to become more active, moving funds from deposits into real estate.

The head of the Pulse of New-Build Sales service, Artem Sovetnikov, noted that in August the volume of transactions on average across million-plus cities rose 4% compared with July, and the volume of unsold apartments began to shrink. This indicates a market recovery and growing interest in new mortgage programs and in refinancing previously taken loans.

Earlier reports said that as of August Nizhny Novgorod entered the top three for resale housing prices.
