      How much does it now cost to rent a home in Nizhny Novgorod, and how have prices changed? What risks arise when renting an apartment, and how can you protect yourself? NewsNN asked real estate experts about all this and more.

      How the cost of housing rent has changed in Nizhny Novgorod

      Last year, housing rent in Nizhny Novgorod increased by 30%. But in the second quarter of 2025, prices began to decline: renting apartments decreased by approximately 5-10%.

      “Seasonal expansion of supply and rising utility costs forced owners to moderate their appetites,” says Elena Solovyeva, Vice President of the Nizhny Novgorod Guild of Certified Realtors.

      “When resources become more expensive at an accelerating pace, property owners cannot endlessly raise the rent — the tenant’s budget will simply burst,” agrees Tatiana Romancheva, Director of the Nizhny Novgorod Independent Expertise Center.

      Interlocutors of NewsNN believe that rent prices in Nizhny Novgorod will not increase until the end of 2025. Mortgage rates remain high, so owners prefer to lease secondary market apartments rather than sell.

      Where in Nizhny Novgorod is cheaper to rent an apartment

      According to Romancheva, the most expensive housing is in the historic center of Nizhny Novgorod and the nearby part of the Soviet District: these areas concentrate universities, business centers, and tourist routes. A studio with designer finishes costs 40,000 rubles and more.

      “It’s important to look not so much at the district, but at the class of the building and the finishing quality. In the old “people’s fund,” you can find an affordable option in almost any district, while a studio in a new residential complex with quality renovations can cost around 40,000 rubles excluding utilities,” Solovyeva noted.

      On average, renting a one-room apartment in Nizhny Novgorod now costs 25,000–30,000 rubles per month, and a two-room — over 35,000 rubles.

      What risks should be considered when renting housing

      Hidden defects

      The most common defects in rental apartments include aluminum wiring in Brezhnev-era buildings, which cannot handle modern energy consumption, as well as weak waterproofing in bathrooms from the 1960s-1980s — mold appearance and flooding are not excluded.

      Romoncheva recommended using a realtor’s services or ordering a professional inspection of the premises before renting.

      “These costs are insignificant compared to replacing burnt wiring or a court dispute over mold,” she explained.

      Fraudsters

      Traditionally, in July–August, pseudo-owners and “black” real estate agencies become active in Nizhny Novgorod.

      “A universal sign of fraud is asking for a deposit before viewing. Do not agree: in 80% of cases, it’s either a fake agent or a relative renting out someone else’s apartment,” Solovyeva pointed out.

      Experts advise verifying the EGRN extract and paying only after signing a contract. They note that the rental market in Nizhny Novgorod remains “grey”: less than 20% of listings represent actual deals.

      No children or animals allowed

      According to experts, only about 20% of housing in Nizhny Novgorod can be rented with pets, and around 60% — with children.

      “The owner factors in repair risks into the price, so apartments with “troubles” are more expensive and less common,” Romancheva emphasized.

      Bargaining is possible if you offer an additional deposit or specify in the contract a fee for potential damages. However, not every landlord will take such risks.

      Early eviction

      Without a contract, tenants may be asked to leave “in a couple of days.” Experts recommend signing a minimum 11-month lease or specifying a 30-day notice period for termination in the agreement.

      How to protect yourself when renting an apartment

      If you decide to handle the rental process in Nizhny Novgorod independently, remember:

      - Verify the owner — request a recent EGRN extract from the owner;

      - Document the apartment’s condition — a transfer act with photo attachments and date will prevent disputes over pre-existing scratches;

      - List your property — it’s better to spend some time now than to find fault later;

      - Record force majeure situations in the contract — it’s advisable to agree on repair procedures at the tenant’s expense and compensation if the owner terminates the agreement immediately after cosmetic upgrades you paid for.
