The facility, with an area of 7360.2 square meters, is proposed to be located opposite house No. 17 on Yablonevaya Street. The investment volume is stated to be 129 million rubles, with a implementation period of 46 months. Currently, the site is occupied by illegally organized gardens with outbuildings and garages, and is partially overgrown with vegetation. Cable lines and a gas pipeline also run within its boundaries. As reported at the meeting, according to the regional Ministry of Urban Development, the area is included in the zone considered for the comprehensive development of residential construction, for which a master plan is being developed. Therefore, the department deemed the construction of the center on this site impractical. Additionally, it was noted that the formation of the site violates the requirements of land legislation due to the irregularity of the boundaries. Deputy Minister of Urban Development and Agglomeration Development Mikhail Genin added that there are already several KRT projects nearby initiated by rights holders, and the entire territory needs to be considered comprehensively. The administration of Nizhny Novgorod also stated that the implementation of the project is impossible, emphasizing that the area belongs to the zone of redevelopment and should be developed within the framework of the KRT mechanism through auctions. As a result, the council decided to postpone the consideration of the issue until the boundaries of the comprehensive development of the territory are clarified.
