JSC "SZ NO Construction Directorate" has designed more than 25,000 sq. meters of housing using domestic software based on information modeling technologies (IMT). The work is being carried out as part of the comprehensive territorial development (CTD) in the village of Olgino; in total, more than 325,000 sq. meters of housing are planned to be designed. At present, a construction permit has already been obtained for three buildings.
In 2025 the Directorate became the first organization from the Nizhny Novgorod region to enter the federal register of designers applying IMT in residential construction. The organization developed and implemented its own information modeling standard and also switched to using exclusively domestic specialized software included in the unified registry of Russian programs for electronic computers and databases of the Ministry of Digital Development of the Russian Federation.
"Nizhny Novgorod Region demonstrates high quality standards in the application of information modeling technologies. This allows us not only to follow new requirements but also to set the tone in the development of construction digitalization in Russia. Information modeling technologies enable us to optimize processes, reduce costs and generally improve the quality of the constructed facilities. The technology is now used both in the construction of social facilities and in the building of large residential complexes," emphasized Ivan Kargin, Deputy Chairman of the Government of the Nizhny Novgorod Region.
A key element of construction digitalization has been the development and implementation of a common data environment — a centralized repository of all project information at every stage: from creating the sketch to handing over the finished facility. Over two years JSC "SZ NO Construction Directorate" completely switched from imported design software to domestic software — Renga Professional, Kredo-Dialog, Pilot-BIM, Kompas-Graphic. Thanks to the use of domestic software products in conjunction with the common data environment, secure storage of documentation is ensured at all stages of the construction project's life cycle.
"Information modeling technologies can be compared to a detailed 3D instruction manual for assembling a construction kit. This technology makes it possible to visualize the location of every part of a future building — load-bearing structures, engineering communications, wiring. Such an 'instruction' is created digitally even before construction work begins, which allows potential errors to be identified and eliminated at the design stage by working in a single three-dimensional model. Using Pilot-BIM as the common data environment helps us control all stages of the project, from development to commissioning, ensuring transparency and legal validity of all documents," said Damir Biktimirov, Director of JSC "SZ NO Construction Directorate."
Among the projects being developed by the Directorate are the large-scale CTD project in Olgino and "House on Murashkinskaya" — the first multi-apartment building in Russia with full digital support.
Recall that the digitalization of various sectors of the economy corresponds to the objectives of the national project "Data Economy and Digital Transformation of the State," which has been implemented in Russia since 2025 by order of President Vladimir Putin. The national project includes nine federal projects: "Internet Access Infrastructure," "Digital Platforms in Social Sectors," "Digital Public Administration," "Domestic Solutions," "Cybersecurity Infrastructure," "Personnel for Digital Transformation," "Applied Research and Advanced Development," "State Statistics," and "Artificial Intelligence" (AI).
