A Nizhny Novgorod resident demands the return of an apartment sold under the "Dolina scheme".
25 December 2025, 16:58. Society. A lawsuit was filed with the Soviet District Court of Nizhny Novgorod by a local resident who is seeking to have an apartment sale declared invalid. According to the plaintiff, he fell victim to fraudsters and signed the contract under duress, the court reported.
In his statement the plaintiff claims he sold his apartment unwittingly. He says unknown callers, claiming to be government officials, convinced him that the property was at risk of fraud. Allegedly to "save" the property, the man was urged to sell the real estate urgently.
The Nizhny Novgorod resident says he was in a state of severe stress and anxiety, not fully understanding what he was signing. He also noted that he has been disabled since childhood and is currently experiencing serious financial difficulties. He asks the court to declare the apartment sale made with loan funds invalid, to annul the registration of ownership in favor of the buyer, to recover interest for the use of the money, to compensate moral damages, to impose a fine, and to reimburse legal costs. The court hearing is scheduled for 16 February 2026.
Recall that singer Larisa Dolina sold her apartment in 2024 for 112 million rubles, then said she had been a victim of fraud and went to court. The court declared the transaction invalid. The buyer appealed the decision. In the end the case reached the Supreme Court, which returned ownership to the woman who had bought the property.
Earlier it was reported that the Nizhny Novgorod region has not recorded mass cases of property returns after sales made under pressure from fraudsters. However, regional law enforcement regularly reports individual episodes in which apartments are transferred to new owners as a result of deception.
