In Nizhny Novgorod, the exterior appearance of the first residential building to be constructed as part of the comprehensive territorial development project (KRT) in the Avtozavodsky District has been approved. The building in question is residential building No. 3 on the master plan, which will appear within the boundaries of Yanka Kupala Street, Yuzhnoye Highway, Kolomenskaya and Leskova streets, the regional government press service reported.

The project is being implemented by the company LLC "SZ "Stroyuslugi – 5", which won the 2024 tender. The new 19-storey building will be the first step in transforming the area and will set the architectural tone for future development.

The facades of the building will be executed in a calm color palette — using white and gray brick, as well as reinforced concrete sandwich panels. The ground floor will include public-use premises with separate entrances.

Parking spaces, children's and sports playgrounds, and recreation areas will be created around the building. All of this is aimed at creating a modern and comfortable environment for future residents.

Within the KRT, the site is planned to host 14 residential buildings of varying heights — from 7 to 19 storeys. The project also includes underground parking garages and public-use spaces.

Social infrastructure will be developed through joint efforts by the investor and the city. The investor will build two kindergartens with 300 places each and will prepare a design for an 800-place school. The construction of the school itself will be taken on by the Nizhny Novgorod administration.

One of the important elements of the project will be landscaping the area, including the creation of a promenade and the clearing of a pond. The government added that the comprehensive development will improve housing conditions for more than 1,100 people.

Earlier it was reported that, as part of preparations for project implementation, work has already begun to relocate residents from 39 houses slated for demolition. The first seven buildings are planned to be vacated in 2026.

It was also reported that in 2025 the Nizhny Novgorod Region earned about 1 billion rubles from KRT tenders.
