      A telephone exchange building in the center of Nizhny Novgorod has been put up for sale. The property at 9 Vaneeva Street belongs to PJSC Rostelecom and is valued at 430 million rubles including VAT. The listing appeared on a free classifieds website.

      The building houses automatic telephone exchange No. 35, and a significant part of the premises is leased to the Pyaterochka supermarket chain.

      The five-story brick building was constructed in 1979 to a design by architect Markov. It has a modern interior renovation, an elevator is in operation, an air conditioning system is installed, and there is a cafeteria. All utilities are central, and the electrical capacity is 220 kW. The property has two entrances and an internal parking lot.

      "The building is located at one of the city's busiest intersections. Excellent transport accessibility and visibility year-round. High pedestrian and vehicle traffic," the seller noted.

      The land plot under the building is jointly owned; part of the land is under a long-term lease and is used for access.

      The lot also includes a two-story non-residential building with an area of 136.9 square meters. It is located in the Lukoyanovsky District of the Nizhny Novgorod Region, in the village of Bolshoye Maresyevo at 88 Kuznetsova Street.

      Earlier it was reported that the shop of the Serebrennikova estate was put up for sale for 30 million rubles.
