More than 270 private houses in the Nizhny Novgorod region are being built under the escrow mechanism.

      In the Nizhny Novgorod Region, the active use of escrow accounts for the construction of individual housing continues. According to the digital portal "stroimdom.rf", 272 construction contracts for individual residential houses using escrow have been signed in the region. Of these, 32 projects have already been completed.

      Since 2024, the mechanism, previously used in the multi-apartment construction sector, has also begun to be used in the construction of private houses.

      Escrow accounts provide protection for citizens' invested funds throughout the construction period. They eliminate the risk of loss of funds if the contractor fails to fulfill their obligations and minimize the likelihood of unfinished construction.

      While escrow financing was previously actively used only in multi-apartment projects, this approach has now been successfully adapted for individual housing construction as well. Despite its recent introduction, the mechanism is already popular with the region's residents.

      The principle of operation of escrow accounts is as follows: the customer's funds are blocked in a special account until the construction is completed, and the contractor finances the work from their own or borrowed funds. This creates a balanced system of guarantees for both parties.

      The main advantage of the new financing model for individual housing construction (IHC) is reliable financial protection for both citizens and construction organizations.

      It was previously reported that a land plot and buildings in the Avtozavodsky District will be expropriated as part of the implementation of the KRT project.
