      Six cultural heritage sites in the Nizhny Novgorod region could be given new life as hotels. The current project has been published on the region’s investment portal.

      Potential investors are being invited to invest in the restoration and adaptation of historic buildings, taking advantage of state support measures. Available instruments include rental for a symbolic 1 ruble, reimbursement of restoration costs, preferential loans, provision of land in exchange, and other incentives.

      The offers concern buildings constructed in the era of the Russian Empire, both wooden and brick. All require restoration but possess high architectural and historical potential.

      In Lyskovo, the conversion could involve the three-story building of the former gymnasium at 44 Bolshaya Sovetskaya Street. Its area is about 1,500 square meters.

      In Lukoyanov, two buildings on Pushkin Street are being offered for hotel projects: a single-story house of radial layout with an area of 366 square meters (No. 324), and the Ageev House (No. 326) with an area of 264 square meters. Both buildings are in a state of disrepair.

      In Pavlov, investors have access to three historic properties: the Terebin House on Mayakovsky Street (334 sq. m), the Maklakov House on Nizhegorodskaya Street (594 sq. m), and a two-story brick house on Lenin Street with an area of 719 square meters.

      Five of the six buildings have official status as cultural heritage sites of regional significance, and one (the Terebin House) is listed as an identified architectural monument.

      Before beginning work, investors must complete several stages: from studying the documentation and obtaining the project brief to coordinating design solutions with heritage protection authorities and obtaining a building permit.

      It was previously reported that the hotel project on Ilyinskaya Street in Nizhny Novgorod received expert approval.
