      The administration of Nizhny Novgorod is developing changes to land use and construction regulations for the area in the Kanavinsky district - a plot between Soviet, Sovnarkomovskaya streets and the Oka embankment. This was reported by "Nizhny Now".

      The amendments will affect the zoning of this site. Part of the land, which falls under the zone of multifunctional public development in the central historical district, as well as the zone of engineering and transport infrastructure, will be reclassified to another category - the zone of public development of tourist significance. Two new hotel facilities are planned to be built on these freed-up areas: a complex at 2a Soviet Street and the "Yermolaevs" hotel located at the Arrow. Both buildings will include congress halls for concerts, exhibitions, and business forums, as well as underground parking lots. The project planning and land surveying of the area was developed by the State Budgetary Institution of Nizhny Novgorod Region "Institute for the Development of the Nizhny Novgorod Agglomeration". According to the documentation, the entire site will be divided into three functional zones. The first is a hotel complex with an underground parking lot for 48 cars, designed for 288 rooms. The second is a complex with an integrated congress hall and underground parking for 47 cars, which will accommodate 187 rooms. The third zone is allocated for the reconstruction of an already operating hotel with 73 rooms. The entire construction is planned to be implemented in one phase - the work is expected to be completed by 2035.
