The master plan for the KRT at the site of the "Russia" cinema in Nizhny Novgorod has been presented.
On April 9, 2026, at 09:53, Economy In Nizhny Novgorod, a master plan for the comprehensive development of the area where the former "Rossiya" cinema was located on Lenin Avenue was presented. The document was published on the regional ministry's website. The investor of the project is LLC "Karo-Film." The company is set to develop a plot of land covering 1.74 hectares over four years. The implementation is planned in one phase.
After the demolition of the cinema building, a 25-story residential building will be constructed here. It will include 597 apartments with a total area of about 27,800 square meters. The building is designed for 925 residents. The project also includes integrated public spaces and an underground parking lot for 216 cars.
In addition to housing, the area plans to build a covered sports facility with artificial ice for mass skating, hockey, figure skating, and speed skating. The arena will cover almost 3,900 square meters.
The sports complex will have 17 parking spaces, and another 13 spaces will be allocated for the public areas of the residential building in an open parking lot.
The territory is located at the intersection of Lenin Avenue and Zarechny Boulevard in the Lenin district. The "Zarechnaya" metro station is within walking distance — it takes about two minutes to get there. Nearby, there are bus routes and a tram line along Profintera Street. It takes about 20 minutes to reach the Moscow railway station by public transport.
The document notes that there are no social institutions within the boundaries of the site; however, nearby schools No. 182, 185, 106, and 123, as well as several kindergartens and medical organizations, are operational. The need for 50 places in kindergartens is planned to be met by constructing a kindergarten for 200 children as part of the "Zarechny Boulevard" comprehensive redevelopment project. An additional 96 school places will be provided by building a new wing for school No. 182 for 1,300 students as part of the same project.
It is worth noting that the "Rossiya" cinema was built in 1969 and was considered one of the largest in the country — three halls could accommodate more than 1,200 viewers simultaneously. The building was renovated in 2000; however, in 2021, the cinema was closed by the owner's decision — LLC "Karo-Film."
Additionally, the agreement on the comprehensive development of the territory was signed in January at the initiative of the rights holder.
