According to the bank's estimates, in the period from July to December last year, total mortgage issuances approached 2.9 trillion rubles, which was more than 90% higher than the result of the first half of the year. In the last month, sales reached a peak for a year and a half - 735 billion rubles. This was due to a surge in activity among Russians against the backdrop of expected changes in the conditions of "family mortgages" starting in 2026. Issuances in December exceeded November's figures by 48% and were 2.6 times higher than in December 2024. The main driver of demand in 2025 remained preferential government programs. Their share, according to the bank's estimates, amounted to 79% by the end of the year. At the same time, in December, against the backdrop of a surge in demand from borrowers for "family mortgages," the share of government support reached a record 88%, surpassing the historical maximum recorded in June 2024 before the end of mass government support (87.5%). "The mortgage market confidently completed the adaptation phase in 2025, and we expect growth in 2026. According to our estimates, sales may increase by about a quarter - the driver will be a further reduction in the key rate. At the same time, we predict a move towards greater balance: the ratio of preferential and market programs may approach parity. This is the basis for healthy and sustainable market development," noted Alexey Okhorzin, Senior Vice President and Head of the Retail Business Products Department at VTB.
