      The Moscow developer has received permission to construct the first apartment building in Nizhny Novgorod as part of the comprehensive development of the territory (CDT) along the banks of the Rowing Canal and the Podnovye sloboda. According to the regional Ministry of Construction, the project is being implemented by Level Group through its affiliated company LLC Construction Company "Level Volga." Using CDT mechanisms, approximately 47,000 square meters of housing will be built, and the embankment will be improved, which will extend the existing one and connect the Rowing Canal with the city center. The area of the site is 10.55 hectares. The total investment in the project will amount to about 16 billion rubles. "The CDT project in this area is one of five flagship projects that are shaping the modern and recognizable riverfront of Nizhny Novgorod. Its essence is to create a full-fledged urban environment: residential quarters, social, commercial, and hotel facilities will appear here. In particular, a school for 550 students and a kindergarten for 200 children will be built — the city will receive these facilities by the end of 2030. This approach allows us not only to increase the housing stock but also to create a balanced and comfortable living environment," said Daria Shunaeva, the Minister of Urban Development and Agglomeration of the Nizhny Novgorod Region. According to Kirill Ignakhin, the General Director of Level Group, the entry into Nizhny Novgorod has become an important stage in the regional development of the company. "For us, Nizhny Novgorod is one of the key regional markets in the country: it combines a rich history, high investment potential, and large-scale development plans. We are creating not just a residential complex, but a new urban quarter on the first coastline of the Volga, where everything necessary for comfortable living is within walking distance. The project includes the construction of a school and a kindergarten, a landscaped embankment, public spaces for recreation, sports, and work, as well as the creation of a closed safe area for residents. We expect that the project will make a significant contribution to the development of the Rowing Canal area and become one of the notable residential projects in Nizhny Novgorod," noted Kirill Ignakhin. The first phase includes an apartment building consisting of four blocks ranging from 8 to 12 stories high, which will house 370 apartments with a total area of 21,400 square meters. The architectural concept was developed by the Swedish bureau Semrén & Månsson. The project is based on the principles of Scandinavian design, functionality, and durability of the urban environment. The facades will use porcelain stoneware, metal panels, plaster, and dark brick cladding. The color scheme is maintained in natural sandy and graphite shades. In anticipation of the start of construction, Level Group, together with the street art festival MESTO, is launching an art project LEVEL X MESTO on the territory of the future residential complex. More than 30 artists from different cities in Russia will transform the construction fence of the site into a large open gallery of street art, reflecting the advantages of the "Level Volga" project. This project will involve authors from Nizhny Novgorod, Moscow, St. Petersburg, Tomsk, Omsk, Kaliningrad, Ryazan, Makhachkala, Ufa, and other cities in Russia. "We wanted the territory of the future project to start living even before the active construction began. Therefore, together with the MESTO festival, we invited artists from all over Russia to create a large gallery of street art on the site. The total length of the art space is almost 400 meters. Here, 25 original works by artists from different regions of Russia will appear, as well as a collective graffiti production involving 22 Nizhny Novgorod writers. For us, this is an opportunity to support the cultural life of the city and make the area interesting for residents even today," noted Julia Shelukhina, Marketing and Advertising Director of Level Group.

      The project's location combines proximity to water with a developed urban infrastructure. Today, a ski complex is already operating here, and the construction of a yacht club, thermal complex, sports and tourist facilities, as well as public spaces is underway.
